Investment Property Portfolio

The following are select examples of Camberley Estates' previous investments:

Timeline

Farnborough April 2018

Site plan of land purchased in Ash

Harwood House was converted from offices into six meticulously finished apartments. Situated in the heart of Farnborough the development had strong buyer appeal thanks to its close proximity to the town centre and railway station. Each property includes stylish kitchens with integrated appliances and top quality bathrooms.

Ash, Aldershot July 2011

Site plan of land purchased in Ash

Camberley Estates invested ‘seed corn capital’ in a scheme to develop 5 acres of land on the outskirts of Ash, near Aldershot with several other ‘financial angels’. Consent was achieved for 39 units and the site sold to Bellway who began development in 2013.

Aldershot April 2011

Offices in Aldershot converted to retail and residential property

We formed a joint venture with another company and bought the former Foster Wells offices in Victoria Road, Aldershot. Following major refurbishment works the ground floor was let to Paddy Power, the bookmakers, on a long lease, and the 2 upper floors have been converted into separate flats and let out as Homes in Multiple Occupation. The property is held as an investment

Ludgershall, Andover February 2008

Industrial yard including warehouse

We bought an industrial yard at Ludgershall, 6 miles West of Andover at a Savills auction. It was an income producing investment which we intended to redevelop once the tenants vacated (they were holding over). With the downturn in the commercial market following the general property crash of 2008-2009 we decided to sell and it was purchased by Cotswold Roller Hire as a depot for their long term occupation

Uckfield December 2007

We invested in an Option for a large tract of land at Bird in Eye Farm, Uckfield. The planning policies are taking time to come to fruition but we are hopeful of a successful outcome one day

Fleet November 2007

Retail property plus flat, situated in Fleet

164 Fleet Road, Fleet was acquired at a Savills auction. It comprises a shop with large flat and rear garden in the centre of the shopping area (opposite Boots & HSBC Bank). The property was let to a long-term tenant, Experience Ladies Fashions, but they have moved into larger premises in the Hart Centre opposite. We are seeking a complete redevelopment of the land and buildings to create c.6 upmarket flats above and behind the retail unit. The scheme is likely to obtain consent during 2018 and be completed during the latter part of 2019. The property remains in our portfolio

Farnborough 2006

Site plan for car valeting property in Farnborough

Early in 2006, Camberley Estates acquired a car park site next to the Holiday Inn Hotel in Farnborough with Vacant Possession. Following the purchase we let it to a local car sales company, and we have recently relet it to Advance Valeting Centre on a long lease. It is held in our portfolio

Blackwater, Camberley 2002

Retail and office investment property

A retail and office premises was purchased in Blackwater, Camberley. This investment was sold to another investor in 2005

Yateley 2002

Site plan for car valeting property in Farnborough

In 2002 we acquired a block of 6 lock up garages in Yateley which are still held by us for their income

Camberley & Guildford 1998

Camberley Estates' first investments were 2 pubs – one on the London Road, Camberley, and the other in the centre of Guildford. These were redeveloped in conjunction with adjoining properties and with financial partners. In addition to buying the Camberley pub we also bought a rundown block of flats next door to the pub with a view to comprehensive development of the entire corner block. The entire holding was sold to an investor for redevelopment purposes
